The client’s existing finance arrangements had become costly, with several mortgage products due to expire in November. This meant they would soon revert to higher variable rates.

To avoid this, they needed to refinance quickly and restructure their debt. The goal was to both reduce borrowing costs and release capital for future acquisitions, maintaining momentum in their expanding investment portfolio.

Challenges

The client had already approached private banks and another brokerage but couldn’t find a suitable solution that met both their rate and fee expectations. Time was critical as delays would have triggered significant product fees and higher variable interest charges.

The deal also required in-depth analysis of portfolio income coverage to justify the new debt level, particularly given the mix of residential and commercial assets.

The resulting facility provided £4M at just 1% above base rate, with £3M used to refinance existing mortgages and £1M allocated for a new acquisition.

We strengthened the client’s application by demonstrating a solid debt service coverage ratio, supported by projected rental income increases over the coming months.

The predominantly residential makeup of the portfolio also allowed us to negotiate a better overall rate than would typically apply to mixed-use holdings.
