Clifton Private Finance Limited registered in England no. 10409752 at 2 Portland Street, Clifton, Bristol, BS8 4JH is an appointed representative of Fair Investment Company Limited which is authorised and regulated by the Financial Conduct Authority (FCA). Our FCA registration number is 766063. How We Act for You:

We offer a “whole of market” independent mortgage advisory service. Any advice or recommendation that we offer you will be based on your circumstances and objectives that you have discussed with us. We will confirm to you in writing the recommendations that we feel are the most adequate to your requirements. Should our research suggests a mortgage product from a lender that does not accept business from intermediary brokers or clubs, we will tell you and provide detailed information about that product. However, in these circumstances you would need to make a direct application. Full details of the mortgage product(s) that we will recommend to you will be covered in the Key Facts Initial Disclosure Document which will give more detail about our services and also our charging structure.

We provide a telephone based professional mortgage advisory service. In the event that you have complex mortgage situation we may wish to meet you to establish your identity and discuss your requirements “face to face”. You are welcome to visit our Bristol or London office any time by appointment.

Nothing in the www.cliftonpf.co.uk website shall be deemed to constitute advice or a recommendation to purchase a particular product or service. When you proceed with our mortgage advisory service we will take this as acceptance and agreement to our terms of business and you will be bound by them.

Instructions:

You or we may terminate our authority to act on your behalf at any time, without penalty. Notice of this termination must be given in writing and will take effect from the date of receipt.

Termination is without prejudice to any transactions already initiated which will be completed according to these terms of business unless otherwise agreed in writing. You will be liable to pay for any transactions made prior to termination and any fees outstanding, if applicable.

We reserve the right when you contact us for the first time to refer you to an external mortgage adviser if we are not able to deal with your mortgage requirements. We will only refer you to a FCA regulated mortgage firm and you will be asked to confirm that you are happy to be contacted by that firm before your details are passed on.

Mode of Communication:

We will enter into communication with you through whatever means are convenient for you and for us, including telephone, email and other acceptable electronic communication methods. We may contact you (unless you state otherwise) from time to time to make you aware of additional products and services that we feel may be of interest to you.

Data Protection:

Your personal information is very important to us and Clifton Private Finance as a trading name of Fair Investment Company Ltd is registered under the Data Protection Act 1998. We will use the information you provide to us to process your enquiry and provide you with information that we consider will be of interest to you. Processing includes obtaining, recording or holding information or data, transferring it to other companies associated with us, product providers, the FCA or any other statutory, governmental or regulatory body for legitimate purposes including, where relevant, to solicitors and/or other debt collection agencies for debt collection purposes and carrying out operations on the information or data.

Upon request, we will supply copies of entries in our records relating to your transactions. You may be charged a fee (subject to the statutory minimum) for supplying you with such data. We undertake to retain such records for at least six years (and many documents we retain for a significantly longer period) from the date of each transaction.

If at any time you wish us or any company associated with us to cease processing your personal data or contacting you for marketing purposes, please contact The Data Protection Officer at our address.

Checking your identity

We are required by the anti-money laundering regulations to verify the identity of our clients, to obtain information as to the purpose and nature of the business which we conduct on their behalf, and to ensure that the information we hold is up-to-date. For this purpose we may use electronic identity verification systems similar to those used for credit checks and we may conduct these checks from time to time throughout our relationship with you.

Financial Services Compensation Scheme:

Clifton Private Finance is covered by the FSCS and you may be entitled to compensation from the scheme if we cannot meet our obligations. This will depend on the type of business and the circumstances surrounding the claim.

Insurance advising and arranging is covered for 90% of the claim, without any upper limit.
Mortgage advising and arranging is covered for the first 100% of the first £50,000 per person per firm.

Client Money:

Fair Mortgages is not permitted to handle client money and we cannot accept a cheque made out to us(unless it is in respect of settlement of charges for which we have sent an invoice) or handle cash.

Protection:

Although we are authorised and regulated by the Financial Conduct Authority please be aware that most business mortgages, buy-to-let mortgages, loans for timeshare purposes and non-regulated investment accounts (i.e. deposit, or current accounts) do not fall under the Financial Conduct Authority’s umbrella of protection.

We hold Professional Indemnity insurance for your protection.
