Why Does Your Country of Residence Matter in Your UK Mortgage Application?
- Your expat status can be an administrative burden for lenders, especially if you’re earning in a foreign currency.
- Overseas income is more difficult for banks to verify the source of, and it also poses a higher risk for money laundering. This makes expat mortgages more expensive and harder to find.
That said, many lenders are set up to deal with expats, and if you're based in the US or United Arab Emirates (UAE), there is a good number to choose from.
But other countries are less commonly seen by lenders or are associated with higher risks. In addition, UK banks are reluctant to lend to borrowers in countries that aren’t on the international Financial Action Task Force (FATF) of countries that meet the highest standards of measures to combat money laundering and terrorist financing.
