How to get a mortgage on UK property as a non-UK resident

British expats and foreign nationals looking for a mortgage on a UK property will normally need to apply through a mortgage broker. This is because the private banks and other specialise lenders who offer mortgages for UK non-residents do not usually lend directly to the public.

When looking for a mortgage broker, it is a strongly recommended that you find an independent broker with whole-of-market access as they will be able to offer you the very best deals currently available from all the top lenders.

How much can you borrow on a UK mortgage as a non-UK resident?

Private lenders often allow international borrowers to take out mortgages for up to 75% of a property’s value and higher depending on your circumstances. The total amount you can borrow is usually much higher with a private bank than with a high street lenders and mortgage finance usually starts from £500,000.

One factor which is likely to allow you to borrow more with a private lender is that they are usually much more flexible when it comes to assessing your income. Unlike high street lenders, private banks will normally be happy to consider income in a foreign currency as well as from stocks, shares and other investments. This can make a big difference to affordability calculations and thus how much you can borrow.
